Is water damage the new fire?
In this IIL property investors lecture David Reid Rowland discussed water damage to properties arising from the failure of building tanking (waterproofing) systems, domestic water services and drainage services and Richard Keightley discussed causes of flooding from external sources, prospects for recovery, and the trend in future flood risk.
The lecture discussed the prevalence and causes of water damage claims. It covered leaks from pressurised domestic water systems, for example from burst joints or frozen pipes. It also covered water ingress caused by the failure of basement tanking systems. Richard provided a general overview of flood risk in the UK and then discussed basement drainage/surcharging issues, planning policy and building regulations requirements in relation to flood risk. He concluded with future trends in flood risk (climate change, development in floodplain, limited funding for building new and maintaining existing flood defences).
By the end of this lecture members would have gained an insight into:
- The causes of water damage to properties
- The types of basement tanking systems and defects that can affect them
- Common causes of pipework and plumbing joint failures
- Risks arising from changes in designs to building drainage systems
- Recovery prospects arising from water damage claims
- The typical causes of flooding incidents
- The types of flood resistance/resilience systems for individual properties and defects that can affect them
- Likely future changes in flood risk
