Resilience and insurance challenges of modern methods of construction
In this IIL property lecture Dr Glockling will described the historic framework for development of the UK's built environment and how it has led to an erosion of resilience against perils such as fire, and describes what needs to happen to remedy the situation.
Dr Glockling identified the main challenge as being the need to change the commonly assumed and incorrect understanding by businesses, the public sector, and homeowners alike, that Buildings Regulations and the response services assure more than life-safety only objectives (evacuation before collapse). Dr Glocking recommended that there is a need for everyone to become more familiar with the concept of resilience, and their choices can impact upon the security of their business, service provision and welfare. This lack of understanding prevents those in a position to make good method and material choices in respect of construction from doing so which leave insurers, uninvolved during the procurement phase, with a problem to address that could potentially have been avoided.
By the end of this lecture members would have gained an insight into:
- Why promotion of 'resilience' is more important now than ever before
- Who needs to be influenced
- How improved awareness may be achieved where traditionally we fail to influence

Jim is the Technical Director of FPA, and RISCAuthority -the annual UK insurer research scheme. Their remit is to research, develop and promote resilience best practice within the commercial estate.
